South Mount Pleasant 3 bedroom detached home for sale under $600,000 vs Summerville 3 bedroom detached home for sale, built in 2005 in the $400-$500k range. Very low inventory vs high inventory.
Based on simple supply and demand, the Mount Pleasant property would likely sell for more than comps would suggest.
In a market where there will be several options for buyers, you and your Realtor will have to price and plan accordingly to ensure you still get every penny your home is worth!
There is certainly some nuance in each situation, but make sure you hire an experienced and savvy Realtor to navigate list price. It is an art and a science!
