This week I am Loving Lately . . . walks around a charming Mount Pleasant neighborhood, an inflatable hot tub, biker shorts, a restaurant that doesn’t get enough buzz, and a program that is helping my buyers win homes in this very busy real estate market.

Prohibition

I’ve gone downtown a handful of times in the last few months and almost every time I ended up at Prohibition on King St. One night was for a date night, another was for cocktails when a friend was in town, and this past weekend was for brunch.

It has always been one of my go-to’s and I don’t know why I’m surprised that I’ve been so impressed every time I’ve been lately. Their burger is one of my favorites. I got that for dinner when we went a couple months ago. We also got the Mexican street corn and whipped ricotta toast for appetizers and they were both so tasty.

The eggs Benedict I got this past weekend for brunch might have been my favorite ever! TJ got and loved the fried chicken and biscuits. I highly recommend adding it to your short list for dinner or brunch, or just cocktails. It has a bit of a romantic vibe and live music some nights, so it makes for a good date night.

Walks in I’on Village

It took me almost 3 years to discover this gem of a neighborhood in Mount Pleasant (granted, I was living downtown the whole time). It feels like downtown Charleston but in the ‘burbs. Pastel colored Charleston single homes with haint blue painted porches. Charm for days! There’s even a canal that transports you to Venice, Italy for a moment.

Since I discovered this neighborhood, I’ve been taking my dog Luna, and now my son Wyatt there for walks pretty frequently. I love to admire the homes and enjoy the breezes off the two lakes. You’ve probably seen a ton of photos I’ve taken there either in my stories or in my feed.

If you ever find yourself in I’on, perhaps for a walk yourself, stop at Square onion for lunch or the Shellmore for a glass of wine!

Biker shorts

I found these biker shorts from a Peloton Instagram page and they’re perfect— they are super soft, they don’t ride up, they’re less than $18 and come in a ton of colors, as well as a shorter length. You can wear them even if you don’t spin; apparently biker shorts are “in” again. ;)

Cash Offer Advantage Program

I think we all have heard by now how crazy the real estate market is these days, especially in Charleston. We have more folks than ever moving here from out of town, and hardly anyone selling (because why would we leave our paradise?!) So now we are in a seller’s market with limited inventory and lots of buyers trying to buy that inventory.

Good thing I have discovered a program that helps my buyers win in multiple offers! This is especially beneficial for my buyers that are not able to put at least 20% down.

For buyers:

There is so much competition out there that sellers are more inclined to take offers from buyers who are putting more money down or paying cash because it’s less risk for them, leaving my regular ol’ first time home buyers (although still strong buyers!) in the dust.

This cash advantage program allows buyers to submit cash offers with no financing contingency, no appraisal contingency, and they can close in 21 days if need be. This makes for an extremely attractive offer to help my buyer win against the competition. A nice bonus: it’s quite possible my buyer ends up paying less than s/he would have using traditional financing in their offer because sellers are often willing to take a few thousand dollars less on a cash offer with less risk, than a financing offer with more risk. But, on the back end during that 21 days (or more, depending on close date in the contract) my buyer is still obtaining traditional financing.

For my buyers who have to sell first:

This program allows you to find your new home before selling your current home. This lender buys the home for you, we promptly list and sell your current home, and you lease-back from them in the meantime. Whaaatt?! Yes!!

I am loving this program for all my sellers and buyers who are in a place in life where they want to or simply need to buy a home despite the crazy market. There is never “perfect” timing, so we just have to make do the best we can with what’s in front of us. This program is significantly helping me and my clients and I am so excited to give them all this advantage.

Inflatable Hot Tub

We are almost to the end of hot tub season in the south but I just had to share this inflatable hot tub because we have LOVED ours for two seasons now and we plan to keep it inflated (lol) and use it as a kiddy pool this summer.

It’s a hot tub for a fraction of the price of a “real” hot tub. The real ones start at around $3,000. This one is less than $700. We actually paid around $350 but the word must have gotten out on how legit these are so they raised the price. Still a heck of a lot cheaper than a real one and it does the same job.

Despite being so cheap, it still gets to 104°, blows bubbles, and has a fun color-changing light inside.

Some cons:

  • If you use it when it’s very cold outside, the temperature will not maintain, but usually it takes 15-20 minutes to go down a couple degrees and we never stay in it much longer anyway.

  • The bubbles are not jets.

  • There is no bench seating.

But overall we’ve absolutely loved it and rave about it all the time!
